Preserve Engineers developed a phased parking deck repair program for the Porter Building Parking Deck at 4521 Sharon Road in Charlotte. The project focused on three major areas: structural concrete repairs, shear connector repairs, and replacement of deteriorated joint sealants. The repair documents were designed to address active deterioration while maintaining vehicular circulation through the parking structure during construction.
Structural Concrete Repairs
Localized concrete deterioration was identified at the driving surfaces, columns, and other structural components throughout the parking deck. Repair areas were selectively demolished to remove unsound concrete, expose reinforcing steel, and prepare the existing substrate for placement of repair materials.
These repairs help restore the integrity of the affected concrete while addressing deterioration caused by long-term moisture exposure and normal service conditions. Preserve provided field observations during construction to review exposed conditions and coordinate repair requirements with the contractor.
Shear Connector Repairs
A major component of the parking structure restoration involved repairs to the precast double-tee shear connections. The program included 25 new supplemental shear connectors, 35 re-welded shear connectors, and replacement of 74 existing connector bolts. The repair design incorporated new hot-dip galvanized steel angles and through-bolted connections where supplemental reinforcement was required.
Joint Sealant Replacement
The project also included extensive waterproofing maintenance, with approximately 4,550 LF of tee-to-tee joint sealant replacement, along with cove and other silicone joint repairs. Replacing deteriorated sealants helps limit water infiltration through the parking deck and protects the structural components below.
