Station Nine Parking Deck Repairs

Parking garage concrete floor slab repair with reinforcing steel exposed

Preserve Engineers developed a comprehensive parking garage repair and restoration program for the five-level Station Nine Parking Deck in Durham, North Carolina. The project addresses structural concrete deterioration, precast concrete connections, waterproofing deficiencies, and other conditions affecting the long-term performance of the parking structure.

Our team provided engineering services from repair design through construction, including construction documents, bidding assistance, and construction administration. The repair program was developed to address immediate deterioration while improving waterproofing and extending the service life of the garage.

Structural Concrete Repairs

Localized concrete deterioration was identified at the driving surfaces, columns, and other structural components throughout the parking deck. Repair areas were selectively demolished to remove unsound concrete, expose reinforcing steel, and prepare the existing substrate for placement of repair materials.

These repairs help restore the integrity of the affected concrete while addressing deterioration caused by long-term moisture exposure and normal service conditions. Preserve provided field observations during construction to review exposed conditions and coordinate repair requirements with the contractor.

Precast Concrete Connection Repairs

The project also includes repairs to existing precast concrete connections within the parking structure. Concrete was locally removed around selected embedded steel connections so the components could be evaluated, repaired where required, and protected from continued deterioration.

Addressing these connection areas is an important part of maintaining the durability of an existing precast parking garage. Preserve coordinated the structural repair requirements with the contractor as conditions were exposed during construction.

Waterproofing and Long-Term Protection

In addition to the structural concrete repairs, the project includes significant parking garage waterproofing improvements, including joint sealant replacement, expansion joint replacement, drainage improvements, and installation of a new heavy-duty traffic-bearing deck coating at exposed levels.

These improvements are intended to reduce water infiltration to the lower levels of the garage and protect repaired concrete and structural components from future moisture-related deterioration.

Parking Structure Restoration From Design Through Construction

Preserve Engineers provided a coordinated approach to parking structure restoration, combining condition evaluation, structural concrete repair design, waterproofing improvements, bidding assistance, and construction-phase engineering. During construction, our team reviewed repair conditions in the field, responded to contractor questions, and helped verify that the completed work was consistent with the repair documents.

The Station Nine project demonstrates how a targeted repair and maintenance program can address existing deterioration while helping extend the useful service life of an active parking facility in Durham, North Carolina.
