1. Structural Concrete and Connections

The structural review focuses on the concrete and steel components that support the garage and transfer vehicle loads.

  • Cracks, scaling, spalls, and delaminated concrete on driving surfaces
  • Overhead deterioration at slabs, beams, soffits, and haunches
  • Concrete deterioration at columns, walls, curbs, and stairs
  • Corrosion or damage at precast shear connectors and other steel connections
  • Exposed reinforcing steel, section loss, impact damage, or unusual movement

Not every crack or spall represents an immediate structural concern. The purpose of the inspection is to determine the likely cause, severity, and appropriate repair priority.

2. Waterproofing, Joint Sealants, and Drainage

Water is one of the main contributors to parking structure deterioration. Failed sealants, damaged deck coatings, poor drainage, and recurring leakage can allow moisture and deicing salts to reach reinforcing steel and embedded connections.

  • Tee-to-tee, cove, expansion, construction, and façade joint sealants
  • Traffic-bearing membranes and localized deck coating failures
  • Active leakage, staining, efflorescence, and visible moisture paths
  • Floor drains, drainpipes, ponding water, and blocked drainage
  • Water entering stair towers, occupied spaces, or areas below the garage

3. Stairs, Safety Systems, and Exterior Components

  • Trip hazards, deteriorated asphalt, pavement markings, signs, and lighting
  • Corroded electrical conduit, drainpipes, and exposed steel components
  • Loose or deteriorated façade concrete, masonry, glazing, and sealants
  • Signs, screens, and other items attached to the exterior of the garage

Conditions above sidewalks, entrances, parked vehicles, and other occupied areas should receive special attention because loose materials may create a falling-debris hazard.
