Plazas and public spaces,  constructed over underground parking or occupied space, are considered an important architectural feature for many developments.  However, these plazas often mask critical features capable of causing major problems. Age,  poor drainage, saturated soils and structural issues can contribute to cracking, leaking and rapid deterioration of the structural and waterproofing systems intended to protect the space below.
